This 162 apartment, 10 story load bearing masonry building is constructed above a basement parking garage in a prime lower Manhattan area. Due to rear setbacks, asymmetry and very specific owner requirements concerning construction materials and techniques, the analysis of the structure was quite complex. The entire frame was analyzed for gravity and combination lateral loads using ETABS, 3-dimensional structural analysis software capable of accounting for the many discontinuities in the walls, geometry and other elements. The construction took place in a deep excavation with a retention system of cantilevered steel piles adjacent to subway tunnels under Houston Street. The foundation analysis involved a determination of the effect on the subway tunnels of the building loads.
